Short answer

Duct cleaning in a shopping mall is the camera inspection and cleaning of the central system ducts, which the management handles, kept apart from those of each store. The work is done at night and zone by zone, so stores open normally the next day.

What sets shopping centers and malls apart

Central system and store systemsThe management runs the corridors. Each store may have its own unit, with a different person in charge.
Work at nightThe corridors are worked on when the center is closed, by zones and with coordinated access.
Stores with their own operationA cinema, a food court and a clothing store are not handled the same way. Each has its own plan.

Facts that help decide in shopping centers and malls

  • In Panama: According to figures America Retail attributes to the Panama Shopping Center Association, Panama has more than 25 large malls and about 200 smaller plazas, with around 1.3 million square meters of gross leasable area. It is a secondary source with no cutoff date. (America Retail, Panama, giant of Latin American retail (2025))
  • Technical fact: The EPA and NIOSH guide for building managers states that duct lining contaminated with microbiological growth must be replaced, and that if the water in the pan under the coil does not drain completely, standing water builds up where mold and bacteria proliferate unless the pan is cleaned frequently. (EPA and NIOSH, Building Air Quality, Appendix B)

How the work is organized in shopping centers and malls

  1. Tell the systems apart. It is identified what belongs to the central system and what to each store.
  2. Schedule by zone and at night. The management and the company agree which corridors are worked on each night.
  3. Document by zone. Each zone has its own report and photos, for the management and the stores.

An example of what the report brings

An illustrative example of a mall report: a section for the central system, with photos of the air handler and the trunk ducts of the main corridor, and a short sheet for each store that asks, with what was seen inside its duct and what the tenant has to decide.

What you are left with at the end

  • A plan by zones and nights, agreed with the management
  • Photographs of the inside of the ducts by zone
  • A record of what belongs to the center and what belongs to each store
  • A suggestion of when to look again, based on how each zone is used
