Corridors, stores and a central system: how work is done in a shopping center without closing stores
A shopping center has a central system for the corridors and its own system in many stores.
Duct cleaning in a shopping mall is the camera inspection and cleaning of the central system ducts, which the management handles, kept apart from those of each store. The work is done at night and zone by zone, so stores open normally the next day.
What sets shopping centers and malls apart
Facts that help decide in shopping centers and malls
- In Panama: According to figures America Retail attributes to the Panama Shopping Center Association, Panama has more than 25 large malls and about 200 smaller plazas, with around 1.3 million square meters of gross leasable area. It is a secondary source with no cutoff date. (America Retail, Panama, giant of Latin American retail (2025))
- Technical fact: The EPA and NIOSH guide for building managers states that duct lining contaminated with microbiological growth must be replaced, and that if the water in the pan under the coil does not drain completely, standing water builds up where mold and bacteria proliferate unless the pan is cleaned frequently. (EPA and NIOSH, Building Air Quality, Appendix B)

Frequently asked questions
Do stores have to close?
The corridors are scheduled at night and by zones. Each store is handled at the hours agreed with its person in charge, so it can open normally the next day.
Who authorizes the work in the corridors?
The shopping center management. It receives the plan by zones and the report of what was observed.
Is a store inside the center handled separately?
Yes. First it is checked whether its air depends on the central system or on its own unit, and it is coordinated with whoever is responsible.
What about the food areas?
The air conditioning ducts of those areas are checked. Kitchen exhaust is a different service.
How often does it make sense to check the ducts in shopping centers and malls?
There is no fixed frequency. It makes sense to look by zones, starting with the corridors with the most complaints or the stores with odors or moisture.
What does the report include for shopping centers and malls?
It brings photographs of the inside of the ducts. It is handed over by zone, for the management and for each store that asks for it.
