Air duct cleaning in the Casco Antiguo, Panama
In the Casco Antiguo, air conditioning arrived after the buildings, and its route has to be studied before any intervention. The page explains how that route is studied and how it is coordinated with heritage rules.
Duct cleaning in the Casco Antiguo is the camera inspection and the cleaning of the inside of the air conditioning ducts of boutique hotels, restaurants, offices and homes in this historic district. It is planned before intervening, because the runs are tight and the buildings are subject to heritage rules.
Casco Antiguo, a historic district where air conditioning arrived later
The Casco Antiguo is the city’s historic district, located in the corregimiento of San Felipe. A 2009 report by the Casco Antiguo Office and UNDP states that its perimeter covers 44 hectares and 940 buildings erected between 1850 and 1930, and that UNESCO inscribed it on the World Heritage List in December 1997. Its legal framework starts with Law 91 of 1976, which defined it as a historic monumental complex.
Being a peninsula surrounded by sea, sea air adds to the humidity of the climate. And in many of these buildings the air conditioning was installed inside a structure that already existed, so the ducts run through tight technical spaces. That is why the camera studies the route before anything is opened, and protected elements of the structure are left untouched.

How the work is coordinated in Casco Antiguo
- What is protected is confirmed. Interventions in Casco Antiguo buildings are overseen by the Casco Antiguo Office and the National Directorate of Historic Heritage of the Ministry of Culture. Before a ceiling or a panel is opened, the owner checks whether any procedure is needed.
- First the route is walked, then it is cleaned. A prior walk-through with the manager locates access points, technical rooms and tight stretches. With that information it is decided whether the camera goes in through existing grilles or an opening approved by the owner is needed.
- A historic district with visitors. The streets of a historic district and the activity of hotels and restaurants call for setting the arrival time and the unloading point in advance, so as not to block passage or interrupt service.

Frequently asked questions
Do you clean ducts in the Casco Antiguo?
Yes. The Casco Antiguo is served by Limpieza de Ductos Panamá, a Climatiza service. Schedule and access are agreed with the manager or person in charge of the hotel, restaurant, office or home where the work takes place.
Is a special permit needed to work in the Casco Antiguo?
It depends on what is touched. Cleaning through existing grilles does not modify the building, but opening ceilings, walls or facades may require heritage authorization. The owner consults the Casco Antiguo Office and the prior visit shows whether it is needed.
Do salt and the nearness to the sea change the review?
The camera and the check of supports and grilles look for signs of rust or humidity, which in a district surrounded by sea can appear more easily. If there are none, the report says so, and if they appear they are photographed so maintenance can act.
Are homes served or only businesses?
Both. The Casco Antiguo has hotels, restaurants, offices and homes, and each case is scheduled with its person in charge. In a home the owner is enough, and in a building with several units the request goes through the management or the board.
