Juan Díaz
Juan Díaz: what to check in the ducts after a flood
More than 30 % of the territory of Juan Díaz and Don Bosco is exposed to flooding, the highest share in the district according to the Municipality. When the water recedes, the temptation is to switch on the air to dry out. It is the worst first step.
After a flood in Juan Díaz, the air conditioning stays off until four things are checked: whether water reached the unit or the electrical panel, whether it got into the ducts through low grilles or the equipment room, whether there is mud inside, and whether the inner insulation got soaked. Runs with mud or soaked liner are replaced, sheet metal runs are dried and cleaned. Everything is photographed before touching it.
Water and mud: where they end up in the duct
In the ground floor houses and shops of Juan Díaz flood water enters through the lowest grilles and through the room holding the air handler, which is usually a floor level closet. Inside the duct the water seeks the lowest point and stays there along with the mud it carries. Horizontal runs under the slab, elbows and the coil box are the places where the camera finds sediment days after the house looks dry.
Urban flood water is not clean water: it comes from the street, the drains and sometimes from sewage. The EPA guide on mold in buildings warns against using fans before confirming the water was clean or sanitary, because moving air over that sediment spreads it through the whole system.
Do not switch on the air before checking
The same guide is direct on another point: the air system is not started if it is known or suspected to be contaminated. After a flood, suspicion is the rule. Starting it has three consequences: the fan pushes humid air and sediment into the rooms the water did not reach, the coil works with mud in the pan, and the motor may be wet and fail with the unit energized. The unit main breaker goes down on day one and stays down until the sequence is finished.
Anyone who needs to see the real condition of the ducts in the case of Juan Díaz can request a camera inspection from the team at Climatiza, a technical duct cleaning service in Panama, which documents every section with images.
Inspection sequence after the flood
The EPA calls for acting on wet materials within the first 24 to 48 hours. With ducts that window is used to look and decide, not to clean blindly. The order goes from the electrical to the interior.
- Water line and panel. The water line on the wall is measured and compared with the height of the unit, the panel and the thermostat. If water touched the panel, an electrician comes first.
- Equipment room and air handler. The coil box is opened and the pan, motor and inner insulation are checked. Water or mud here defines the rest.
- Low grilles and return. Those below the water line are removed. The first run is photographed without touching it.
- Camera run. The whole system is recorded with the camera that moves inside the duct, marking where there is water, mud or wet liner.
- Run by run decision. With the video it is decided what is dried, what is cleaned and what is cut and replaced, and it is noted on a sketch.
When to clean and when to replace runs
The EPA table on water damaged materials is blunt about fiberglass and cellulose insulation: discard and replace. A sheet metal duct with a fiber inner liner that got soaked falls into that category, because porous material does not dry inside and holds the sediment. Bare sheet metal, on the other hand, can be dried, cleaned and reused if it shows no corrosion or deformation.
| What the camera shows | What is done |
|---|---|
| Dry sheet metal, no sediment, above the water line | Left as is, cleaned only if it already had dust before |
| Sheet metal with clean rainwater, no mud | Dry, clean and check joints |
| Sheet metal with mud or street sediment | Deep clean and run the camera again, replace if corroded |
| Flexible duct or soaked fiber liner | Cut out and replace the whole run |
| Wet outer insulation over sound sheet metal | Remove the insulation, dry the metal and insulate again |
What to document for insurance
Insurance pays for what is proven, and in a duct system the damage is hidden. That is why photos are taken before cleaning or cutting anything, with the water line visible and a scale reference. The camera video is the strongest proof, because it shows the inside of the duct with a date. To that are added the sketch with marked runs, the list of what was replaced with the reason, and the electrician invoice if water reached the panel.
- Photo of the water line in each room, with a tape measure.
- Photos of the unit, panel and pan before opening or cleaning.
- Full camera video with date, saved in two copies.
- Sketch with dried, cleaned and replaced runs.
- Photos of removed runs next to the new installed run.
- Signed final report, for the insurer and for the management if it is a building with a board that must approve the expense.
A house or shop in Juan Díaz that follows this sequence switches the air back on knowing that what circulates is air and not sediment. The same criterion applies, with more runs, to a warehouse with an office that took water through the gate. The context of the flood prone communities of the district is in why the check starts with moisture in this area, and the general method guide is in how a duct cleaning should be done so it is worth it.

Frequently asked questions
If the water did not reach the grilles, can I switch on the air?
Only after confirming it also did not reach the unit or the panel, and that the equipment room is dry. With the unit in a floor level closet, water usually gets in there even if the ceiling grilles are untouched.
How much time do I have before the wet duct causes trouble?
The EPA speaks of acting within 24 to 48 hours on wet materials. With Juan Díaz humidity that window does not stretch. If the check does not fit in that time, at least the system is opened to air out and the soaked insulation is removed.
Can flexible duct be washed and reused?
It is not advisable. Flexible duct has a wire core and a fiber jacket that hold water and sediment, and its inside cannot be cleaned reliably. The sensible choice is to cut out the run that got wet and fit a new one.
Who pays if the building is a condo and the ground floor flooded?
Common runs are covered by the management with the approved budget, and those of the apartment or unit by its owner. The camera video with marked runs is what allows the two bills to be separated without dispute.
