Marbella: office with sealed windows, why the air does not circulate
In the towers of Marbella the windows do not open and the air people breathe is whatever the system decides to bring. Here is why it sometimes brings very little and how to check it.
Because in a sealed facade all the outdoor air comes in through the air conditioning system, and if the outdoor air damper is closed, the intake is blocked or the returns are covered, the unit recirculates the same air. Cold is not ventilation. In a Marbella office the first thing checked is how much outdoor air really comes in, then the returns and diffusers, and the camera shows the condition of the run.
Sealed facade: the duct is the only way in for air
Marbella developed from the 1970s with glass-fronted office and apartment towers a few blocks from the bay. In those towers nobody opens a window. Outdoor air arrives through an intake on the mechanical floor or on each level, passes through a damper, a filter and the coil, and is distributed by the ducts. If any link in that chain fails, the office gets cold air but no new air.
The link that fails most often is the outdoor air damper. With the 75.7% average humidity that ETESA records for the district, bringing in outside air forces the unit to work harder to dry it, and it is common for someone to close it so the building cools faster. The result is a floor that recirculates its own air all day. OSHA’s guide on air quality in commercial buildings also warns that in multi-tenant buildings an evaluation may be needed so one tenant’s emissions do not affect another.
Signs of heavy air and afternoon drowsiness
- General drowsiness after lunch that disappears on leaving the building.
- A smell from the kitchenette or from a neighbor on the floor that lingers for hours.
- Glass with condensation on the inside in the morning, when the system starts.
- Return grilles blocked by filing cabinets, curtains or panels.
- Diffusers blowing hard in one corner and not at all in another on the same floor.
Carbon dioxide is the simplest way to confirm the suspicion. In air-conditioned classrooms studied in Taiwan the concentration went from more than 2,500 ppm to 1,084 ppm when fresh air was introduced, and although an office is not a classroom the principle is the same: if CO2 rises during the day and drops only when people leave, little outdoor air is coming in. A simple meter left on a desk for a week says more than any opinion.
When the system allows it, the review of Marbella is done by camera through the existing access points, the way the Climatiza technical service performs it.
What to check in returns and diffusers
| Symptom | Likely cause | What is checked |
|---|---|---|
| Heavy air across the floor | Outdoor air damper closed or intake blocked. | Damper position, intake filter and outdoor louver. |
| Heavy air in one zone of the floor | Blocked return or a branch with low airflow. | Return grilles in that zone and the run feeding it. |
| Smell traveling between offices | Shared plenum return or an exhaust fan not working. | Ceiling used as return and restroom and kitchenette exhaust fans. |
| Cold and damp at the same time | Dirty coil that cools but does not dry. | Coil, drain pan and unit filter. |
How to confirm it with a camera
The camera does not measure air, but it shows what slows it down. Inside the supply duct it reveals whether settled dust is narrowing the section, whether a zone damper was left half closed and whether the inner lining came loose and is blocking an elbow. In the return it shows the accumulated lint and, on floors where the ceiling acts as a plenum, what else is coming in that way.
A camera inspection organized by branch closes the diagnosis in a single visit. If the run is clean and the damper is closed, the problem is one of adjustment and nothing gets cleaned. If the run is loaded, the cleaning is justified with photos. The technical guide explains how each image is read so the administrator does not depend on anyone’s word.
A routine for the floor administrator
- Measure before judging. A CO2 meter for one week at the most complained-about desk, with readings at 9, 14 and 17.
- Ask about the damper. Building maintenance confirms the position of the outdoor air damper and when it was last changed.
- Clear the returns. Nothing within half a meter of a return grille, and a note of which ones were blocked by furniture.
- Request the camera with the results in hand. With the readings and the damper position, the inspection focuses on the branch that explains the data.
The administrator can start today with the estimation tools available on the site and take the results to the tower’s management. The offices of Marbella with businesses open late have an extra complication, because the unit almost never shuts down, and the same applies to the office floors of any sealed tower or to a condo with enclosed common areas: the air people breathe is what the duct brings, and it is worth knowing how much that is.
For a first conversation about the system, the contact details are on the Climatiza site and the method is described on its duct cleaning service page.

Frequently asked questions
Does cleaning the ducts fix heavy air?
Only if the duct is loaded enough to reduce airflow, and the camera shows that. In most cases heavy air comes from a closed outdoor air damper or blocked returns, and that is fixed without cleaning. That is why measuring and looking come before hiring anything.
What CO2 reading points to little outdoor air?
There is no legal figure in Panama. As a reference, outdoor air is around 400 ppm and classroom studies show that with fresh air levels drop from 2,500 to about 1,000 ppm. If the office regularly exceeds 1,500 ppm in the afternoon, little air is coming in and the damper should be checked.
Can the floor administrator open the damper on their own?
Better not. The damper belongs to the shared system and changing it affects every floor and the building’s consumption. The right path is to ask the tower’s maintenance to confirm its position and, if it is closed, to adjust it with technical judgment and record it.
Does being close to the bay affect the office air?
It affects the equipment more than the air. The outdoor intake and metal parts receive humidity and salt, and an intake with a corroded louver or a saturated filter lets in less air. It is one more reason to check the intake and not just the inside of the duct.
