Coronado: rented beach house, what to check between tenants

A vacation rental changes guests every few days, and the air conditioning changes pace with them. The check between tenants exists so that nobody learns about a problem from a complaint.

Short answer

Between one tenant and the next in a Coronado house, five things are worth checking: the filter, the drain and condensate pan, the grilles, the smell at startup and signs of moisture. Ducts are not cleaned at every changeover. The camera is kept for persistent odor, stains or repeated complaints, and its report serves as a record for the owner.

The owner of a beach house in Coronado who rents it by the week knows the rhythm: guests who arrive on Friday with the air conditioning at full blast, a cleaning on Sunday and the house closed until the next group. In between, the unit goes from running all day to being switched off with the coastal air closing in. That irregularity is what gets examined.

The question for whoever manages the rental is practical: what is checked between tenants so that a review about smell or weak cooling does not arrive, and when does someone need to be called? This article proposes a short check and a rule for deciding when to move on to the camera. The general description of the area is in how the work is done in the homes of the Coronado district.

What is checked between one tenant and the next?

  1. Filter.. It is checked for darkness, weight or deformation. A loaded filter explains almost every case of weak cooling after a week of heavy use.
  2. Drain and pan.. It is confirmed that the condensate drains and that there is no standing water or dripping under the unit.
  3. Grilles.. They are checked for stains, bonded dust or rust spots that salt tends to leave on the edges.
  4. Smell at startup.. The unit is started with the house ventilated, noting whether the smell goes away within minutes or persists.
  5. Visible moisture.. Stains are looked for on the ceiling near the grilles and in the corners of the least used rooms.

That is enough for most changeovers. It is a ten minute round with a note and a photo per point, and it leaves a dated record of how the house was handed over.

Behind this guide is Climatiza, an inspection and duct cleaning service, which always starts from the real condition of the system before proposing any work in Coronado.

Why does it matter if the house is only for renting?

Because the guest does not tell a duct problem from a house problem: they notice air that smells odd or cools little, and they say so. For the owner, a review about smell weighs more than maintenance done on time. It also matters for equipment wear, since a saturated filter and a slow pan make the unit work harder during the busy weeks. And it matters for the relationship with the manager, who needs to know what is in order and what is pending so as not to argue from memory.

There is an honest caution worth keeping in mind. A pilot study in 17 Japanese homes with ductless air conditioners (Shiraishi and colleagues, 2026, Indoor Air) found that, a year after a pressure wash, the fungal load on internal parts had returned to the earlier levels, and that the more the unit ran in summer, the higher that load. Although these are not ducts, the finding suggests that a one-off cleaning does not replace checking according to use. And the EPA and the CDC state that duct cleaning has not been shown to prevent health problems, so what is cleaned is what is seen and justified, not what a calendar dictates.

When does the short round give way to the camera?

The rule is simple. If the smell persists after ventilating and starting up, if there are stains on grilles or ceiling, if the pan water does not run or if two consecutive tenants complain about the same thing, the camera comes in. It goes first to the pan, the coil and the return, because those are the points that explain most of such complaints, and it runs the branch only if the rest does not give the answer. How that survey goes and what is photographed is in the guide to camera inspection.

An illustrative case, not a real client: a house in Coronado receives two consecutive groups who complain of a smell on startup. The short round shows a slightly loaded filter and a pan holding water. The camera confirms a partly blocked drain and a thin film on the coil, with dry branches. The decision is to clear the drain, clean the coil and change the filter, without cleaning ducts. The report with photos is filed for the owner and for the manager.

Which mistakes keep repeating in rental homes?

The first is cleaning ducts at every changeover as a precaution, an expense the camera almost never justifies. The second is the opposite: looking at nothing until the complaint arrives. The third is leaving the unit off and the house shut for days without ventilation. The fourth is writing nothing down, so nobody knows whether today’s smell is the same as three months ago. Anyone who wants a guideline on when cleaning makes sense and when it does not can read when to clean ducts and when it is not needed.

What is worth asking the provider for?

  • Dated photographs of the filter, pan, coil and return.
  • A note saying what is in order and what remains pending.
  • A review recommendation based on the house’s occupancy.
  • A separation between what was solved without cleaning and what did require it.

Why does inspecting and cleaning ducts matter?

These are the technical reasons, with their source, why the condition of the ducts is checked before deciding. Duct cleaning has not been shown to prevent health problems according to the EPA and the CDC, and it is proposed only when the observed condition justifies it.

AdvantageData with sourceWhat it means in practice
Protect equipment performanceIn a laboratory test with dust equivalent to one year of use, coil pressure drop rose between 6 and 30 % and efficiency (EER) fell between 1 and 9 % (Yang, Braun and Groll, ARTI, 2004).It is a laboratory result and not a promise of savings: it points to the components worth checking.
Keep humidity under controlThe EPA recommends in its guide to mold and moisture keeping indoor relative humidity below 60 % and drain pans clean and draining freely.A humidity reading and a clean pan limit the conditions in which mold grows.
Require method and a report from the providerNADCA published in 2025 the current edition of its ACR standard on assessment, cleaning and restoration of air systems. It is an industry reference and not a seal: it helps ask for method, photographs and scope in writing.

Frequently asked questions

No. Between tenants a short round of filter, drain, grilles, smell and moisture is enough. Ducts are cleaned only if the camera shows bonded residue or visible growth, and not by calendar.

That is the signal to move to a camera inspection. The pan, coil and return are checked first, since they explain most cases, and then the branch if needed. The report states what is to be corrected.

Yes, mostly the outdoor unit and the grilles, where it leaves deposits and rust on the edges. That is why the round between tenants includes looking at the grilles and the unit’s outlet, not only the ducts.

The decision belongs to the owner, normally on the recommendation of whoever manages the rental. Both receive the same report with dated images, showing what was seen and what is proposed. If the camera shows no continuous deposit or persistent moisture, the recommendation is not to clean and to record the condition.

It can help keep relative humidity under the 60 % the EPA recommends, but it does not replace a free drain or a clean filter. If the unit is switched off with water in the pan, the moisture stays in the unit. The drainage is checked first and only then is adding the appliance decided.
