Homes closed up for seasons and salty air: how ducts are reviewed at the beach
At the beach the air conditioning alternates between weeks without use and days at full run.
Duct cleaning in beach apartments and houses is the camera inspection and cleaning of the inside of the air conditioning ducts, designed for homes that stay closed for seasons or are rented often. The unit and the ducts are checked before they are used again, access is coordinated with whoever holds the key, and cleaning is done only where the camera justifies it.
What sets apartments and beach houses apart
Facts that help decide in apartments and beach houses
- In Panama: The 2023 Census counted 135,913 private dwellings vacant for vacation or temporary use nationwide, out of 1,589,018. In Coclé the figure is 18,804 of 108,960, about 17%, against about 9% of the national total. (INEC, 2023 Census, Table 3)
- Technical fact: A Florida Solar Energy Center study of vacant homes in a humid climate sets as targets keeping relative humidity below 70% nearly all the time and below 65% most of the time, and notes that mold grows when humidity stays above that 70% for extended periods. Leaving the house with no equipment running could not reliably bring it below 65%. It was done in three Florida homes, not in Panama. (Florida Solar Energy Center, FSEC-CR-1487-04 (2005))

How the work is organized in apartments and beach houses
- Coordinate the key and the day. The owner or their caretaker defines when to enter and who opens the home.
- Look at the unit and the ducts. The ducts are run through with a camera and the visible condition of the indoor and outdoor units is noted.
- Send the report to whoever decides. The photo report is sent by email, so a decision can be made even if the owner is not at the house.

Frequently asked questions
What if the house was closed for several months?
Before switching the unit on, the inside of the ducts can be looked at with the camera. The report says what was seen and whether it makes sense to clean before using it.
Is the work done if the owner is not there?
Yes, if the owner authorizes access for a manager or caretaker. The report is sent to the owner even if they are not present.
Does it apply to short-term rental apartments?
Yes. There is little time between one stay and the next, so a visit is agreed on a day without guests and the ducts, filter and grilles are checked.
Does coastal salt change what is checked?
The visible condition of the outdoor unit is noted together with that of the ducts. Repairing or replacing parts of the unit is separate maintenance work.
How often does it make sense to check the ducts in apartments and beach houses?
There is no fixed frequency. It makes sense to look before switching the unit on again after a closed season, or when odors or moisture appear as soon as the house is opened.
What does the report include for apartments and beach houses?
It brings photographs of the inside of the ducts. It is emailed to whoever decides, even if they are not at the house, with photos of each section and a note on the visible condition of the outdoor unit.
