Gorgona: weekend house, why it smells on arrival and what to check
Opening the beach house door on a Friday and being met by a stuffy smell is a familiar scene. The good news is that it nearly always has a simple explanation, and it can be checked.
A Gorgona house used only a few days a month smells stuffy mainly because of stagnant air and a unit that stays damp between visits. Before thinking of ducts, the pan and drain, the coil and the filter are checked. If the smell clears within minutes of ventilating and starting up, no cleaning is needed. If it persists or stains appear, the camera comes in.
Someone with a weekend house in Gorgona uses it in bursts: two or three days, a long week at vacation time, and then, for weeks, nobody. The house spends most of its time closed, with coastal humidity inside and no air conditioning. When someone arrives, opens up and switches on, the first air that comes out carries a stuffy smell that spoils the first hours.
The owner’s question is what that smell means and whether anything needs to be done about the ducts. This article lays out the most probable causes, from the simplest to the most laborious. The general description of the area is in how the work is done in the homes of the Gorgona area.
Why does it smell stuffy on arrival?
There are three explanations, and it is not always mold. The first is stagnant air: furniture, curtains and mattresses absorb moisture and give it back to the room, and that air comes out with the first breath of the unit. The second is standing water in a pan whose drain is partly blocked. The third is damp dust on the coil and in the first section of the return, which in the humidity and heat of a closed house can change its odor.
The fieldwork is carried out by the Climatiza team, who check branches, grilles and air handlers and record the result in an illustrated report, also in the case of Gorgona.
A peer reviewed study of dust accumulated in air conditioning systems (Liu and colleagues, 2020, Building Simulation) measured fungal growth in the laboratory and found that it increased with time, peaking at four or five days, and that higher humidity or temperature favored it. Another work on wetting and drying cycles (Wu and colleagues, 2022, Journal of Fungi) found that the spores of a common mold survived far less when dry periods reached 40 % relative humidity than when they stayed at 60 or 80 %. The reading for an occasionally used house is that what counts is how long the unit stays damp, more than the room temperature.
Why does it matter if it is only a leisure home?
Because a getaway starts badly with air that smells odd, and because a unit left damp and unchecked deteriorates more than it seems. It also matters for visits: a house with guests or a large family arriving all at once tests a system that has sat idle for weeks. And it matters for peace of mind, since knowing what is inside the unit avoids attributing every odor to the worst scenario.
The EPA recommends keeping humidity below 60 % and drip pans clean with free drainage. On cleaning, the EPA and the CDC state that it has not been shown to prevent health problems, so in a closed house more is achieved with ventilation and drain checks than with frequent cleanings.
What is checked first on arrival?
- Ventilate before switching on.. Doors and windows are opened for a few minutes to renew the stagnant air.
- Start up and smell.. The unit is started and it is noted whether the smell fades in minutes or stays.
- Look at the pan and drain.. Standing water, drips or a slow drain are looked for.
- Filter and grilles.. The filter condition is checked, along with any stains or dark spots on the grilles.
If the smell fades within minutes and the pan is dry, the solution is about usage and not cleaning. If it persists, if stains appear or if the water does not run, it is worth moving to the camera, which goes first to the pan, coil and return and runs the branch only when needed. In how a camera inspection is carried out that survey is detailed.
How is it decided whether cleaning is needed?
An illustrative case, not a real client: a Gorgona house where the smell appears every time someone arrives after three weeks closed. The camera shows a pan with water and a gray film on the coil fins, with dry branches and no stains. The decision is to clear the drain, clean the coil and agree with whoever looks after the house on ventilation between visits, without cleaning ducts. Had the camera shown growth on the lining of a branch, that section would be cleaned or replaced.
A report with photos and a date helps compare the next arrival with this one. For a guideline on when to clean and when ventilating is enough, when to clean ducts and when it is not needed develops it.
Which mistakes keep repeating in occasionally used homes?
The first is hiring a full cleaning for the smell without looking at the pan first. The second is leaving the unit off and wet for weeks, with nobody ventilating or checking the drain. The third is waiting until the smell is strong to ask. The fourth is not keeping a photo of how the unit looked last time. The air conditioning technician for each house can say how to let the unit dry before closing up, according to its model.
What is worth asking the provider for?
- Images of the pan, coil and first section of the return.
- A clear conclusion: odor from usage or from build-up.
- A recommendation on what to do between visits.
- A date to repeat the check with the same shots.
The other areas where the team works are in all the service areas.
The next step after this guide is usually a visit to check the system, which is arranged with the team at Climatiza using the details in their duct cleaning page.

Why does inspecting and cleaning ducts matter?
These are the technical reasons, with their source, why the condition of the ducts is checked before deciding. Duct cleaning has not been shown to prevent health problems according to the EPA and the CDC, and it is proposed only when the observed condition justifies it.
| Advantage | Data with source | What it means in practice |
|---|---|---|
| Anticipate the tropical humidity | According to ETESA (Tocumen station, 1977 to 2010), mean annual relative humidity in Panama is 75.7 % and rises to between 78.2 and 82.4 % in the rainy months. | The condensate pan, the drain and the coil are checked first, because that is where moisture builds up. |
| Protect equipment performance | In a laboratory test with dust equivalent to one year of use, coil pressure drop rose between 6 and 30 % and efficiency (EER) fell between 1 and 9 % (Yang, Braun and Groll, ARTI, 2004). | It is a laboratory result and not a promise of savings: it points to the components worth checking. |
| Follow a technical inspection reference | The ANSI/ASHRAE/ACCA 180 standard is the standard practice for inspection and maintenance of commercial HVAC systems. | It is an industry reference, not a legal requirement in Panama, and helps organize the review plan. |
| Keep construction dust out of the system | The EPA and NIOSH Building Air Quality guide asks to block return grilles while construction work takes place in occupied buildings. | Before accepting a new or remodeled system it is worth checking whether construction dust got in. |
Frequently asked questions
Does a stuffy smell always mean mold in the ducts?
No. Often it is stagnant air, water in the pan or damp dust on the coil. If the smell goes within minutes and the pan is dry, duct cleaning is not needed.
What is worth doing on arriving at a house that was closed for weeks?
Ventilate for a few minutes, start the unit, smell and check the pan, drain and filter. If the smell persists or stains appear, move to a camera inspection, which starts with the pan, coil and return.
How often is it worth checking an occasionally used house?
It depends on how long it stays closed and damp. A visual check on each arrival and a camera inspection when there is persistent odor or stains is usually enough. The report states each house’s own frequency.
What is it worth doing when opening a house that was closed, before switching on the air conditioning?
It is worth airing the house, looking at the filter and the pan, and smelling the unit before switching it on. If there is standing water, the drain is corrected first. When the smell fades within minutes and the pan is dry, it is usually stale air and the ducts do not need cleaning.
Why does a beach house smell different after the rainy season?
Because humidity rises in the rains: ETESA records means of 78.2 to 82.4 % from May to November, against 64.9 to 69.6 % in the dry months. With the air conditioning off, the unit and surfaces take longer to dry, and a damp smell is more likely when the house is reopened.
