Chanis

Chanis: house turned business, can the ducts take it?

In Chanis there are clinics, academies and shops that used to be houses. The change of use shows first on the power bill and then in the waiting room air.

Short answer

They work, but with conditions. A residential duct was sized for four or five people, closed doors and few appliances. A business in that same Chanis house brings in twenty people per shift, a door that opens every minute and computers or display cases giving off heat. The system does not break at once: it loses airflow, sweats and dirties the duct faster. It is checked with a camera before opening.

A home duct under business load

La Prensa described Chanis in 2013 as a family neighborhood of low density in origin, with seven mid rise buildings and shops that kept being added, well connected through Avenida Santa Elena, Avenida Cincuentenario and the Corredor Sur. That connection explains why so many corner houses ended up as a dental office, a language academy or a parts store. What did not change with the sign was the air system.

A residential system shares air through a few large diffusers, a single return in the hallway and a household filter. When the house is converted, the living room becomes a reception with ten chairs, bedrooms become cubicles with partitions that cut off the return, and the kitchen sometimes stays a kitchen but for staff. Air runs short in the cubicles, is excessive in reception and the filter loads in weeks instead of months.

Signs the system is at its limit

The signs appear in order and it helps to recognize them before the customer does. None of them alone requires cleaning: together they show the duct is working under more load than it can take and is building up faster.

Anyone who needs to see the real condition of the ducts in the case of Chanis can request a camera inspection from the team at Climatiza, a technical duct cleaning service in Panama, which documents every section with images.

  • The unit never cycles off all afternoon and reception stays at 26 degrees or above.
  • Supply grilles that sweat mid morning, when the public comes in.
  • Musty odor in the cubicle farthest from the handler.
  • Household filter grey three weeks after being changed.
  • Dust on desk equipment even with daily cleaning.
  • Stained ceiling over the entrance door, where hot air meets the cold.

What to check before opening to the public

The cheap moment to check is before opening, with the house empty and the partitions just installed. ASHRAE Standard 180 for inspection and maintenance of commercial systems starts from a useful idea: a commercial building is inspected with a written list and a written frequency, not when someone complains. Applying that criterion to an adapted house begins with a camera inspection of every run before opening day, to know the state of the duct when the business arrived.

Frequency for adapted houses

There is no single calendar, because an academy with thirty students per shift does not load the duct like a clinic with five patients an hour. What works is setting the frequency from what the first camera pass showed and adjusting it with the second. If after six months the duct is clean, the next check is spaced out. If there is visible dust on the bottom, it is shortened and the return is examined, which is usually the cause.

In Chanis humidity adds up: ETESA records a 75.7 % annual average for Panama, and a door opening every minute in October lets in air above 80 % relative humidity. That air condenses on the first cold run it meets, which is the duct over reception. That is why adapted houses in the area are checked at the close of the rainy season, in addition to the fixed business check. The inspection calendar by type of premises helps set both dates.

Report for the operating permit

A business operating notice in Panama does not require a duct report, but health and fire inspections do ask about the state of the air system in clinics, academies and premises open to the public. Having a dated report with camera photos per run, airflow readings in reception and proof of the filter change avoids explanations on the day of the visit. If the business is a clinic, the same report serves as an attachment to the health registration.

The recommendations for retail premises open to the public detail what is recorded in reception and display areas, and the notes for small offices cover cubicles with partitions. The page on the service for Chanis houses and premises explains how the visit is scheduled in a neighborhood where the business opens at eight and the owner lives next door.

More about the inspection and cleaning service that applies these criteria is on the Climatiza duct cleaning page and on the Climatiza home page.

Frequently asked questions

Not always. Many adapted houses run on the original unit if the return is corrected, the filter is changed more often and internal heat is limited. Replacement is justified when the unit never cycles off all day even with a clean duct, and that is shown by the first camera pass together with the airflow reading.

Yes. A partition that closes a bedroom turned cubicle leaves the diffuser inside and the return outside. Air enters but cannot leave, and the cubicle stays pressurized and warm. A transfer grille in the partition or the door solves most cases without construction work.

It needs more documentation. The health registration and inspection visits ask for proof of air maintenance, so the camera report is kept with its date and repeated at the agreed frequency. Technically, the waiting room is treated like the reception of any premises open to the public.
