Obarrio: ducts above the firm boardroom and archive

In an Obarrio firm two spaces demand more from the ducts than the rest of the floor: the full boardroom and the archive full of paper. Here is what to check in each one and in what order.

Short answer

Two different things get checked. Above the boardroom, airflow and return, because twenty people for three hours load the room more than an open floor does all day. Above the archive, humidity and condensation, because paper absorbs water and mold appears with sustained high humidity. In an Obarrio firm both areas are inspected with a camera outside office hours.

Boardroom: high occupancy in a short time

A boardroom goes from empty to full in minutes. Each person adds heat, moisture and carbon dioxide, and the diffuser that was enough for an empty room falls short with a full table. If the return in that room is also small or hidden behind a decorative panel, the air is renewed little and the room feels heavy within the hour.

The duct serving it is usually a long branch from the floor’s unit, and whatever it holds gets noticed right there, because in a long meeting people pay attention to the room. In the EPA’s BASE study of 97 office buildings, less frequent cleaning of coils and drain pans was associated with more headaches and eye symptoms among occupants. It is an association, not a proven cause, but it points to where to start.

Paper archive and humidity

A firm’s archive is a closed room with few people and a lot of paper, almost always at the back of the floor and at the end of a branch. The EPA recommends keeping indoor relative humidity below 60%, and ideally between 30 and 50%, to avoid mold growth. With the 75.7% average outdoor humidity that ETESA records for the district, that margin depends entirely on the system dehumidifying well.

Anyone who needs to see the real condition of the ducts in the case of Obarrio can request a camera inspection from the team at Climatiza, a technical duct cleaning service in Panama, which documents every section with images.

A duct with damaged insulation above the archive sweats, and the drip lands on the top boxes. A dirty coil cools less and pulls less water out of the air, so the room ends up cold but damp. Neither shows from below: they show with the camera inside the run that passes over the archive.

Signs during long meetings

  • The room is cold on entering and stuffy within the hour, with nobody touching the thermostat.
  • Attendees ask to open the door or step out for air halfway through.
  • A closed-room smell that comes back even if the room is aired between meetings.
  • The diffuser above the table is dark at the edges and the return has lint.
  • In the archive, top boxes that are warped or smell of damp paper.

Working outside the firm’s hours

A firm cannot empty the boardroom on a Tuesday mid-morning. The inspection is done at night or on a weekend, and in Obarrio the arrival route must be added: City Hall published in January 2026 the bidding documents to renew Calle 50, a corridor of about 1.7 km, so parking and the equipment entrance are agreed beforehand with the building’s management.

  1. One contact from the firm. On floors occupied by a single company management gives the general permit, but someone from the firm opens the ceiling and accompanies the visit.
  2. Boardroom first. The full branch is checked, from the unit to the diffuser over the table, with the room empty and the unit running to see how the air arrives.
  3. Archive next. With the boxes covered, the run passing above, the insulation and the condition of the coil serving it are looked at.
  4. Closing time. Everything is closed up and the ceiling restored before the first partner arrives, with the photos already taken.

Report for partners and management

Partners want a short answer: what was found above the room and above the archive, and what needs doing. The building’s management wants to know whether the problem lies in the shared unit or in the firm’s branch. One report answers both if it separates the areas and closes each with a decision, as detailed in the criteria for deciding when to clean.

AreaWhat the report recordsPossible decision

ArchiveInsulation of the run, signs of dripping and condition of the dehumidifying coil.Restore insulation, clean coil and pan, or just monitor.

With the report in hand, the firm can estimate how much attention its floor needs and decide with management what each party takes on. The offices of Obarrio and their coordination with Calle 50 follow the same logic as a law firm with meeting rooms in any other tower, and as an office floor with several tenants: each area with its branch, each branch with its decision.

The next step after this guide is usually a visit to check the system, which is arranged with the team at Climatiza using the details in their duct cleaning page.

Frequently asked questions

Because cold is not the same as renewed. The unit can cool the recirculating air without bringing in enough outdoor air or removing what people load into it. With twenty people in the room that shows within an hour. The diffuser airflow, the return and the outdoor air damper get checked.

Not always. What it needs is controlled humidity and a sound duct run above it. If the current branch reaches it well and the coil dehumidifies, monitoring is enough. If the room stays damp all the time, the firm can discuss a dedicated unit with the building, but that is decided with readings in hand.

One night is usually enough for both branches of a firm’s floor, including opening and restoring the ceiling. What stretches the job is not the camera but finding the access panels and coordinating the equipment entry through the building, which is why everything is agreed beforehand with management.

No. The top boxes are covered, the ceiling is opened at one or two points and the camera travels the run from the inside. Only if the report recommends restoring insulation or replacing a section is moving the shelving in that area planned, and that is scheduled separately.
