Air duct cleaning in Punta Pacífica, Panama
Punta Pacífica is a young neighborhood of very tall towers on land reclaimed from the bay. Here is why height changes the inspection and how it is coordinated.
Duct cleaning in Punta Pacífica is the camera inspection and cleaning of the inside of the air conditioning ducts of very tall residential towers, hotels and medical centers in the neighborhood. It is agreed with each building’s management, reviewed by column or branch, and only the section the camera shows to be affected is cleaned.
Punta Pacífica, tall towers on recent fill
Punta Pacífica is a neighborhood in the corregimiento of San Francisco, with 7,327 residents in the 2023 Census and growth of 85% since 2010. It was built on about 29.5 hectares of fill on land the State ceded in 1996 under a Corredor Sur contract, where the Paitilla airport operated until 1999. Of the 44 buildings La Estrella counted, about 28 were finished between 2005 and 2009.
In the buildings of the 2010s the average height reaches about 53 floors, so the ductwork of these towers stretches along long columns of apartments and rooms. Add the salty air of the bay. The camera inspection makes it possible to look at each branch separately and clean only the section that needs it, without assuming the whole building is the same.

How the work is coordinated in Punta Pacífica
- One column at a time. In a tall building one piece of equipment serves many units, so the review is organized by column or branch and the property manager decides where to start.
- Equipment entry and service hours. Towers have service areas with loading and moving shifts. The entry of the equipment is agreed with the property manager so it does not coincide with them.
- One report per section. At the end photos and a decision per branch are delivered, clean, fix or monitor, so the board can explain to owners what was found and where.

Frequently asked questions
Do you clean ducts in Punta Pacífica?
Yes. Punta Pacífica is one of the areas that are served, and the service is provided by Limpieza de Ductos Panamá, a Climatiza service. Schedule and access are settled with the tower’s management or with the person in charge of the premises.
Does anything change in very tall towers?
Yes. The branches are long and rise through many floors, so inspection is done by column and only the affected section is cleaned. With height, a problem in one branch can repeat on every floor that shares it.
Does the bay breeze affect the ducts?
It can add salt and humidity to the environment, especially at air intakes and exposed metal parts. That is why the camera also looks at those parts before deciding what is cleaned, what is protected and what is only monitored.
Do the buildings from 2005 to 2009 already need an inspection?
It is reasonable to look at them if the system has never been inspected. Many were finished between 2005 and 2009, and the camera shows whether dust or moisture has built up. There is no fixed age after which cleaning is due.
