Punta Pacífica
Punta Pacífica: high rise, how to access the machine room ducts
In a Punta Pacífica tower the apartment’s duct is only the end of a route that starts many floors below or above. Here is where the entry is, who authorizes it and what each party is responsible for.
Access is authorized by the tower’s management, because the main ducts rise through risers and technical rooms that are common property. The inspection splits in two: inside the apartment, the unit’s own equipment and short ducts, and in the building, the riser and the machine room on the mechanical floor. In a Punta Pacífica tower of more than 50 floors that second part is scheduled with maintenance and with the board.
Vertical runs and pressure on high floors
The 2010s buildings in Punta Pacífica reach an average of 53 floors, according to La Estrella’s count on this reclaimed peninsula. At that height outdoor air and returns do not travel through a horizontal duct but through vertical risers that run dozens of floors and branch off on each level toward the apartments.
A riser that long behaves like a chimney. Warm air rises through it, the pressure difference between low and high floors grows with height, and any open joint or damper that does not close lets air move from one floor to another. That is why a smell that shows up on the 40th floor can start on the 12th, and why the check cannot stop at one apartment. The bay wind adds pressure on the facade of the upper floors, and the intakes on those levels receive more salt and moisture than the ones below.
Technical rooms and condo permits
Risers and machine rooms are common property. Law 284 of 2022 tasks the administrator with carrying out ordinary conservation work using the budget approved by the assembly and with overseeing the building’s sanitary and conservation measures, so the authorization to enter a mechanical floor comes from the management and, for larger jobs, from the board.
Climatiza is the technical service behind this guide and works with camera inspection, an illustrated report and cleaning only when the condition justifies it, including in the case of Punta Pacífica.
In practice an owner can request the check of their apartment, but the common run is requested by management. The sensible path is for the board of a condo to organize the check by column, because a single visit to the machine room serves every apartment hanging off that riser.
What to check in the apartment and what in the building
| Part | What is checked | Who authorizes |
|---|---|---|
| Apartment | Own unit, filter, drain pan, short ducts to the diffusers and return grille. | The owner or the tenant. |
| Floor outdoor air intake | Damper, intake filter and the section joining the riser to the apartment. | Management, with notice to the owner. |
| Vertical riser | Joints, fire dampers per floor, dust and moisture at the bottom of the run. | Management and maintenance. |
| Machine room on the mechanical floor | Air handlers, filters, coils, drains and the start of each riser. | Management, accompanied by maintenance. |
Coordination with the tower’s maintenance team
Punta Pacífica towers have service areas with loading and moving shifts, and the service elevator is the only way to bring the camera inspection equipment up to a mechanical floor. That is why the visit is set up with maintenance, which knows the keys, the schedules and the runs that were already worked on before. That knowledge saves hours on the day of the visit and avoids opening panels that lead nowhere.
- Identify the riser. Maintenance identifies which column serves the apartment that raised the question and on which mechanical floor it starts.
- Book the elevator and the mechanical floor. A slot is set outside moving shifts, with the machine room key and a tower technician present.
- Notify the apartments on the column. Management notifies the floors that share the riser, because the camera may go in through their return grilles.
- Work from the top down. Start in the machine room and go down the riser, so the photos follow the same direction as the air.
Report for the board of directors
The board does not need a report per apartment but one per riser, with a decision for each run: clean, fix or monitor. With that format it can explain to the owners on a column what was found and why the cost, if any, is shared by everyone on it. The duct cleaning service is hired afterwards, only for the runs that were marked.
An owner who wants to estimate how much attention their system needs before taking the matter to the board can use the inspection planner based on use and warning signs. The towers of Punta Pacífica and the way they coordinate resemble the hotels in the same area, where corridors and floors are checked in blocks rather than room by room.
To ask about availability or request a camera inspection, the Climatiza website lists the ways to contact the team and the duct cleaning service page explains how the work is organized.

Frequently asked questions
Can I check my apartment’s ducts without going through management?
Yes, for the part that is yours: the unit, the filter, the short ducts and the grilles inside the apartment. The section coming from the riser and the floor’s air intake are common, and for those management authorizes access and notifies the neighbors on the column.
Why can a problem on my floor come from another floor?
Because the vertical riser connects dozens of floors and air moves inside it by pressure difference. An open joint or a damper that does not close on a low floor lets smell or moisture pass toward the upper floors. The camera travels the riser to locate the exact spot.
What if maintenance has no riser drawings?
It gets drawn up during the first visit to the machine room, following each riser down and noting on which floors it branches. That sketch stays in the board’s report and avoids repeating the walk in the next check.
Are fire dampers touched during cleaning?
They are not altered. They are photographed to confirm they are in position and unobstructed, and any anomaly is reported to the building’s maintenance team, which decides with its fire protection contractor.
