Gorgona: weekend house, why it smells on arrival and what to check

On Friday afternoon the door opens and the house greets its owners with a musty smell. In Gorgona that scene repeats every week in hundreds of occasionally used homes, and the cause is almost always in the air system.

Short answer

A weekend house in Gorgona smells on arrival because the air sat still for five days inside cool, damp ducts, and because the condensate pan usually keeps standing water. That smell comes out of the grilles in the first minutes of startup. What gets checked is the filter, the inside of the grilles, the pan drain and, if the smell does not clear with the unit running, the run itself with a camera.

Nueva Gorgona counted 4,945 residents in the 2023 census, with the second highest density in the Chame district, and the district tourism guide describes it as a quiet beach frequented by residents and weekend visitors. That second half of the sentence is what matters here: many Gorgona houses stay closed from Monday to Thursday, and the air conditioning spends more time off than on.

Stagnant air between visits

A duct is a closed tube inside a hot ceiling. When the unit is switched off on Sunday, the air left inside gradually matches the attic temperature and the outdoor humidity, which in Panama averages 75.7% a year according to ETESA and IMHPA and passes 78% during the rainy months. Five days like that are enough for the dust at the bottom of the run, the inner liner if there is one and the water left in the condensate pan to produce the smell that greets the family on Friday.

The EPA and NIOSH air quality guide for buildings points to the pan under the coil as a spot where standing water lets mold and bacteria grow if it is not cleaned often. In an occasionally used house that pan dries and gets wet again every week, and the drain, if partly blocked, always keeps a layer of water.

The fieldwork is carried out by the Climatiza team, who check branches, grilles and air handlers and record the result in an illustrated report, also in the case of Gorgona.

Signs on arrival: smell and stains

  • A stuffy smell that comes with the first puff from the grilles and fades in ten or fifteen minutes: still air, the most common and least serious case.
  • A smell that persists with the unit running and is the same in every room: pan or return, not a single run.
  • A smell stronger in one room only: a run with wet liner or something that got in through that grille.
  • A yellowish or gray halo on the ceiling around the grille: condensation that drips when the unit starts cold.
  • Drops on the vanes during the first hour: the duct was at attic temperature and sweats when cold air arrives.
  • A grille that looks clean outside and has a damp gray layer inside: the dust in the run is holding moisture.

What to check on grilles and filters

Order matters. First the return filter, because if it is saturated and damp it is the one that smells, and that takes a minute to fix. Then the inside of two supply grilles, with a flashlight and a cloth. Then the pan, with the unit running, to see whether the water exits through the drain or stays. Only if those three are fine and the smell continues is it worth having a camera travel the run from the grille to see whether the liner is stained or debris has built up at the bottom.

The EPA mold remediation guide lists porous duct liners as a place where mold grows hidden, and the building air quality guide states that a contaminated liner is replaced, not cleaned. That is the difference between a smooth metal duct, which is as good as new after cleaning, and a lined flexible one, where a run that smelled for months may need replacing.

Frequency for occasionally used houses

A Gorgona house visited every weekend whose closing routine leaves the duct dry can go two years without the camera. If the Friday smell starts lasting longer than the first minutes, or if the halo appears on the ceiling, the check is brought forward. Before hiring a full cleaning it helps to read when a duct needs cleaning and when fixing the pan is enough, because most weekend house smells are solved with the drain and the filter.

An owner who wants to track things can lean on the tools for logging filter dates and grille photos. What happens in a Gorgona house also happens, at another scale, in an apartment the board keeps closed between seasons and in beach houses opened only on holidays. To place it within the corregimiento see what is checked in Gorgona homes.

The next step after this guide is usually a visit to check the system, which is arranged with the team at Climatiza using the details in their duct cleaning page.

Frequently asked questions

It prevents still air, but keeps the pan wet all the time and burns energy in an empty house. A closing routine that leaves the run dry and the filter clean usually works better than a unit running with nobody home.

Not necessarily. The still air smell clears within minutes and leaves no trace. Mold on a porous liner smells constantly, also with the unit running, and the camera shows it as stains on the duct wall. They are two different cases with different fixes.

They mask the symptom. If the source is the pan with standing water or a damp liner, the smell returns as soon as the freshener runs out. First fix the drain and dry the run, then decide whether anything else is needed.

It usually fits into a Saturday morning, because it goes in through the existing grilles and needs no ceiling opened. The photo report for each run is ready the same day and serves for comparison on the next visit.
