Betania: what to check in the house ducts after a remodel

Betania subdivision houses get remodeled in stages: a kitchen, a bathroom, one more room. Each stage leaves something inside the ducts if nobody sealed them. This is what gets checked when the air comes back on.

Short answer

If the air comes out dusty after remodeling the house, construction dust most likely entered through the return grilles and the fan spread it to every room. The filter is checked first, then the coil and pan, and then the inside of the ducts with a camera, starting with the return closest to the remodeled area. Only the run where the camera shows deposits gets cleaned.

Construction dust: why it gets into the duct

Sanded gypsum, cement dust and ceiling fibers are very fine particles that float for hours. If the air conditioning ran during the work, even only at night for sleeping, the return sucked them in and the fan pushed them into the rooms that were not being touched. The EPA and NIOSH air quality guide for occupied buildings calls for blocking return registers in the work zone precisely so that does not happen.

In Betania houses the unit is usually in a small equipment room, a closet or the attic, and the return is a single large grille in the hallway. That one grille is the entry door for all the dust in the house. With the 75.7 % annual average humidity that ETESA records for the district, the dust reaching the coil sticks instead of passing through.

Signs after the remodel

  • White or gray film on furniture and screens the day after cleaning.
  • Supply grilles with a dark edge in rooms that were not remodeled.
  • Filter that clogs in one or two weeks when it used to last months.
  • Smell of gypsum or damp cement when the air starts in the morning.
  • Less airflow in the room farthest from the unit.
  • Dripping in the pan or water in the equipment room, from a partly blocked coil.

What to check before closing the job

The best time to check is while the contractor is still in the house, because whatever shows up can be claimed. The order matters: it goes from the cheapest point to fix to the most expensive, and at each step it is decided whether to go on.

When the system allows it, the review of Betania is done by camera through the existing access points, the way the Climatiza technical service performs it.

  1. Filter. It is removed and held against the light. If it is gray and heavy, it is replaced and the date noted. It is the earliest sign.
  2. Coil and pan. With the unit off, the fins are checked for stuck dust and the pan for drainage. The EPA recommends clean pans with free drainage.
  3. Return grille. It is removed and the first meter of duct is viewed with a flashlight. If there is a layer of construction dust, the rest of the system almost surely has it too.
  4. Inside the ducts. Only if the previous steps justify it, the run is traveled with a camera that records the full section and it is decided where to clean.

Camera inspection after remodeling

The camera tells construction dust from household dust by color and texture: gypsum dust is light, uniform and collects at joints and elbows of the duct. It also shows whether remnants of the work stayed inside the duct, such as pieces of tape, screws or cardboard, which a rushed contractor leaves when cutting a run to pass a pipe. That finding changes the conversation with the contractor.

The EPA says to consider cleaning when ducts are clogged with excessive dust or release particles through the registers, and asks to correct the cause first. In a remodel the cause is already over, so the decision is made run by run based on what was seen. Rooms far from the remodeled area often need nothing at all.

How to require the contractor to protect the ducts

The next stage of the house is protected by contract, not by trust. Three lines in the contractor quote prevent the problem from repeating, and they are easy to verify any afternoon by stopping by the site.

ClauseHow it is verified
Seal with plastic and tape every return and supply grille in the work areaVisible, every day of work
Do not run the air conditioning while sanding or cuttingThermostat off or breaker down during work hours
Hand over the house with a new filter and grilles removed and washedDate on the filter and photo of the grilles
Report if a duct run is cut or movedPhoto of the run before closing it

A Betania house that meets those four clauses reaches the end of the work with no surprises in the air. If the house belongs to a development with management, the same criterion applies to common areas, as explained in coordinating with a homeowners board. Anyone with a small remodeled shop in the same subdivision will find the case in how a neighborhood store is checked, and the context of the area in how a visit is organized in this district.

The next step after this guide is usually a visit to check the system, which is arranged with the team at Climatiza using the details in their duct cleaning page.

Frequently asked questions

Sometimes yes. If the filter was in place and the air was not switched on during the work, the dust stayed in the filter. If the unit ran with the work open, the dust reached the coil and the ducts, and a new filter does not remove it.

It is decided with the camera. The return and the main run almost always receive the dust. The branches to distant rooms may be clean, and in that case they are not touched.

It can block the coil and reduce airflow, and with Betania humidity it sticks to the fins. It is not an immediate breakdown, but coil and pan should be checked before the unit runs that way through a whole summer.

Document it with photos of the filter, the grilles and, if done, the camera report. That record serves to claim or, at least, to require protection clauses in the next stage of the work.
