Costa Sur: duplex, do ducts carry neighbor smell or noise?

Frying smell at seven in the evening and someone else’s conversation at eleven. In a Costa Sur duplex the first suspect is the duct, and it is almost always innocent.

Short answer

In Costa Sur duplexes each home usually has its own unit and its own ducts, so the neighbor’s air does not circulate through the system. What carries smell and noise is the shared space above the ceiling and the openings in the party wall where pipes and cables cross. The duct only takes part when a return grille sits next to one of those openings.

Duplex: independent or connected systems

Costa Sur appears in Law 42 of 2017 among the communities of the Don Bosco corregimiento, a 16.8 square kilometer corregimiento with 49,906 residents in the 2023 Census and with the Corredor Sur as part of its boundary. A good share of that population lives in duplexes and semi detached houses from projects delivered in series, where two homes share a wall, a continuous roof and, very often, the same ceiling space.

In those projects each home gets its own handler, condenser and duct network. A developer rarely connects two houses to one system, because the power bill would have to be split. But the two systems run side by side a few centimeters apart, separated by a wall that in the ceiling space sometimes does not reach the roof deck. That is the real bridge.

How to check where the smell comes from

Before calling anyone, the owner can run a half hour test that separates the duct from the ceiling space. It needs no tools, just agreeing on the time with the neighbor.

To coordinate a visit related to Costa Sur, Climatiza answers inquiries and confirms availability according to the schedule of the place.

  1. Switch off the home unit. With the air off while the neighbor cooks, if the smell keeps coming in, it is not through the duct. It comes through the wall or the ceiling.
  2. Locate the spot. Walk the house with the air off and smell near sockets on the party wall, the ceiling access hatch and the return grille.
  3. Run the fan only. If switching the fan on spreads the smell through the whole house, the return is drawing air from a contaminated point in the ceiling space.
  4. Repeat with the noise. Noise travels through the structure. If it sounds the same with the unit off, the duct is not the path. If it changes when the return grille is covered with cardboard, it is.

What to check with a camera

The camera in a duplex is not looking for dust first: it looks for openings. It goes in through the return and examines the box around it, because in many projects the return is not a closed duct but a ceiling space boxed in with drywall. If that box shares volume with the neighbor’s ceiling space, the home system breathes someone else’s air every time it starts. A camera check of the return and its box shows it in minutes.

The OSHA guide on air quality in commercial buildings notes that buildings with several occupants may need evaluation so that one occupant’s emissions do not affect another. A duplex is the domestic version of that case. During the pass the unsealed openings in the party wall are noted, along with flexible duct runs that cross to the other side by construction error and the state of the insulation, which holds odors when damp. The tools used on each inspection include a moisture meter for that part.

Talking to the neighbor and the developer

The finding is almost always in the shared wall, and a shared wall is fixed between two. It pays to come to that conversation with the images rather than the complaint, because the neighbor usually has the same problem in the other direction and does not know it. If the project is recent, the developer may answer for sealing the party wall in the ceiling space as incomplete finishing, and the camera report is the basis of that request.

FindingWho resolves it
Party wall open above the ceilingBoth owners, or the developer if the project is recent
Return in an unsealed drywall boxEach owner in their own home
Duct run crossing to the neighbor sideDeveloper, it is a construction error
Unsealed pipe penetrationsThe owner on the side where the opening is

What to document for both

The duplex report is made in two identical copies, one per home, with a sketch of the party wall in plan and section marking every opening found. It includes the camera photos with their position on the sketch, the insulation moisture reading, the result of the smell test with the unit off and on, and a short list of what was sealed that day and what remains. If no connection between the systems was found, that is stated just as clearly.

Little gets cleaned in these cases, and the page on when cleaning makes sense and when sealing is enough explains why. The notes for homes under condominium rules apply when the duplex sits inside a managed community, and the page on the service for Costa Sur houses and duplexes shows how a visit that needs to enter both homes on the same day is coordinated.

For a first conversation about the system, the contact details are on the Climatiza site and the method is described on its duct cleaning service page.

Frequently asked questions

Yes, in most cases. If each home has its own condenser in the yard or on the roof and its own thermostat, the systems are independent. If there is a single large condenser for both houses, the system is shared and the air split was decided by the developer.

It reduces airborne noise, such as voices and television, because it closes the gap it travels through. It does not reduce structure borne noise, such as footsteps or doors, which needs a different solution. That is why the report separates both kinds and notes which one was heard in the test.

Only if the camera showed buildup inside the run. If the smell came from the ceiling space, the duct is usually clean and it is enough to change the filter and let the system run on its own air. Cleaning without a finding spends on what was not the problem.
