HVAC maintenance in shopping malls in Panama: what is inspected and how it is documented

In a shopping mall, maintenance is a problem of scale: many units, shared areas and tenants with different needs. It is solved with an inventory, an inspection by component and an air management plan.

Short answer

In a shopping mall, the technical reference is periodic inspection by component (ANSI/ASHRAE/ACCA 180 standard) within an air quality management plan, as the EPA Building Air Quality guide proposes. In Panama’s climate, with 75.7% average annual relative humidity, the priority is to watch filters, coils, condensate pans and drains, the components associated with symptoms in the EPA BASE study.

Why a mall is not maintained like an office

The difference is one of scale and organization: there are central systems and common-area units serving many users, tenants who depend on them and long operating hours. So the problem stops being “one unit that fails” and becomes “an inventory that must be under control”. The EPA Building Air Quality guide proposes exactly that approach: build a profile of the building’s conditions and an air quality management plan, with actions that in-house staff or contractors can carry out. Component reference; the detail depends on the type of system in each mall.

Panama’s climate in maintenance

The Tocumen station records an average annual relative humidity of 75.7%, with a minimum of 64.9% in March and a maximum of 82.4% in October. With that humidity, coil condensate never rests, and a blocked drain or a poorly leveled pan becomes a water source. That is why drainage and moisture control deserve their own item in any plan. How to document it for the administration

  1. Take inventory. Units, location, area served and operating conditions.
  2. Inspect by component. With the list in the table and a photographic record.
  3. Prioritize. Findings by risk to operation and by urgency.
  4. Report and follow up. Report per visit and comparison with the previous visit.

Frequently asked questions

The ANSI/ASHRAE/ACCA 180 standard sets minimum inspections and tasks by component for commercial buildings, and the specific frequency is defined in writing for each system. There is no universal frequency.

Only if an inspection justifies it, using the EPA criteria. The details are in when to clean ducts and how it should be done.

According to the EPA Building Air Quality guide, it is the document that gathers a profile of the building’s conditions and the actions to prevent, identify and resolve problems, carried out by in-house staff or contractors.
