Large buildings, long ducts: how an inspection is approached in a plant or a logistics park
In a plant, air conditioning serves offices, canteens and process areas under different rules.
Duct cleaning in an industrial site or logistics park is the camera inspection and cleaning of the air conditioning ducts of offices and warehouses, kept apart from plant ducts. It is agreed with the client which areas are worked on and the work goes section by section so production does not stop. In process areas the plant’s rules are followed.
What sets industry and logistics parks apart
Facts that help decide in industry and logistics parks
- In Panama: According to INEC, in 2024 Colón Free Zone imports totaled B/.12,646.5 million, 35.9% below 2023, and re-exports B/.12,208.2 million, 8.6% below. 74.6% of imported value arrived by sea. The figures give the scale of the goods that pass through warehouses and sheds. (INEC, Foreign Trade Yearbook, Colón Free Zone 2024)
- Technical fact: ASHRAE’s indoor air quality preventive maintenance checklist lists as a monthly task reading the filter pressure drop gauges at each air handler and replacing those that exceed the maximum in the manual or the manufacturer’s data, plus inspecting the coils. It is written for commercial and institutional buildings, not for process air. (ASHRAE, O&M Best Practice Checklist: Indoor Air Quality)
Types of place within industry and logistics parks
| Type of place | What changes in the work plan |
|---|---|
| Production plants | The office ducts are kept apart from the plant ducts |
| Industrial buildings | The access points of each branch are located first |
| Warehouses and storage | Ducts of the offices and the loading area |
| Distribution centers | Ducts near the docks and the offices |
| Logistics parks | It is counted how many systems there are and which are in use |
| Food and beverage plants | The plant’s quality team defines which areas are worked on |
| Plastics industry | Filters and returns near the machines |
| Metalworking industry | Filters and returns near the cutting areas |
| Manufacturing workshops | The workshop unit and the condition of its filter |
| Agroindustry | Filters and returns of the packing areas |
| Cold rooms and chambers | Evaporators and condensate pans |
| Fish processing plants | Ducts of the offices and cold areas, by prior agreement |
| Free trade zones | Which buildings share a system and which do not |
How the work is organized in industry and logistics parks
- Walk the site and locate access points. A walk-through is done with the maintenance lead and the access points are marked.
- Agree on areas and shifts. It is defined which areas are worked on, in which shift and under which of the plant’s protocols.
- Hand over by area. Each area has its own report and photos, for production and maintenance.

What you are left with at the end
- A plan by areas and shifts
- Photographs of the inside of the authorized ducts
- The access points that are missing or blocked
- A suggestion of when to look again, based on the type of plant

Frequently asked questions
Does production have to stop?
Not necessarily. The work is done by sections and shifts, and process areas are coordinated with the plant team.
Is work done in areas with strict quality rules?
Only with the quality team’s agreement and under its protocol. It is confirmed before entering.
What if the ducts are very high or very long?
The access points are located first, and it is reported which sections could be seen and which could not.
Does it include refrigeration chambers and cold rooms?
Evaporators and condensate pans can be checked together with the plant’s person in charge and under their protocol. Whatever cannot be reached is reported as not reviewed.
How often does it make sense to check the ducts in industry and logistics parks?
There is no fixed frequency. It depends on the process and the plant: it is agreed with the maintenance lead according to the dust and particles of each area.
What does the report include for industry and logistics parks?
It brings photographs of the inside of the ducts. It is handed over by plant area, with the access points that are missing or blocked.
