Frequently asked question
How often should air conditioning ducts be cleaned in an office building?
The short answer first, then the table to decide it in your building.
There is no fixed frequency: the EPA does not recommend cleaning ducts routinely but only when needed, and the reference for an office building is to inspect periodically (the ANSI/ASHRAE/ACCA 180 standard sets minimum inspections by component) and to clean when the inspection finds substantial visible mold, vermin, obstruction by dust or particles coming out of the registers.
The answer in a table
| What is observed in the building | What applies |
|---|---|
| Substantial visible mold in sheet-metal ducts, vermin, obstruction or particles from the registers | Clean, and correct the cause of moisture E-02 |
| Mold on internal fiberglass insulation | Replace the material E-02 |
| Construction, remodeling or relocation | Clean before start-up (technical criterion) E-31 |
| None of the above | Do not clean on a schedule: inspect periodically E-02 D-03 |
What is checked regularly
What does have backing for a routine are the filters, coils and condensate pans. The EPA BASE study, in 97 office buildings, associated infrequent cleaning of coils and pans with more eye symptoms (OR 1.7) and headache (OR 1.6): it is an association, which is why the routine focuses on those components and not on a duct calendar. E-03
How to decide it in your building
- Inspect. A camera inspection shows the inside of the ducts and leaves photographs.
- Compare with the criteria. With the table above and the detail in the technical guide.
- Decide and measure. If cleaning, with containment and with airflow and pressure drop before and after.
