Frequently asked question
Why does my office air conditioning smell damp?
The answer first, then what to check and when to ask for an inspection.
Almost always, a damp smell starts in a component that stays wet (the condensate pan, the drain, the coil or damp insulation), and in Panama, with 75.7% average annual relative humidity, that condensate has no resting season. In a study of 1,006 adults in Japan, 37.1% reported a musty odor from the air conditioner in their home, more often where there was indoor condensation, in units six years or older and with frequent summer use.
The most common causes
| Probable cause | How it shows | What applies | Source |
|---|---|---|---|
| Dirty condensate pan or blocked drain | Standing water, dripping or damp in the ceiling | Clean the pan and clear the drain; the EPA lists it among moisture control measures | C-02 |
| Biofilm or dirt on the coil | Odor that appears when the unit is switched on | Inspect and clean the coil; in a warm-humid climate condensate favors biofilm | E-13 |
| Wet insulation or liner | Persistent odor and visible mold at registers | Correct the water source; wet fiberglass insulation is replaced | E-02 |
| Old unit, heavy use or no auto-cleaning | Recurring odor after cleaning filters | In the Japanese study, odor was more frequent in units six years or older and less in auto-cleaning ones | E-28 |
| High humidity in the premises | Condensation on windows or walls | The EPA recommends keeping indoor humidity below 60%, ideally between 30% and 50% | C-02 |
What the office can observe without opening the unit
- Whether there is dripping, water or stains in the ceiling near the diffusers.
- Whether the odor appears when the unit is switched on or is permanent.
- Whether there is visible mold on registers or diffusers.
- Whether the problem is concentrated in one zone or is general.
- How long the unit has gone without a coil and pan check.
What not to do
Masking the smell with air fresheners does not correct the source, and cleaning ducts without locating the water that feeds the problem makes it return: the EPA warns that, before cleaning or replacing ducts, the cause of moisture must be corrected, or the problem will likely return. Nor is it advisable to apply disinfectants or sealants over active mold: the EPA states that there are no registered biocides for internally insulated systems and that sealants should not be used on actively growing mold. E-02
When to ask for an inspection
When the odor persists after checking filters and pan, when there is dripping or when there is visible mold. A camera inspection shows the inside of the ducts and the air handling unit, and allows deciding whether cleaning is needed using the criteria in when to clean ducts and how it should be done. Panama’s climate in numbers is in indoor air quality and tropical climate.
